The goal

Property managers in the Gulf juggle units, cheques and owners in many files. Aqar keeps the portfolio, the tenants, the contracts and the money in one place, with the cheque life of the region built in.

What it shows

Portfolio
Properties and units with size, rent and status, and an occupancy board.
Leases
Rent schedules from 1 to 12 cheques a year, deposits, renewal in one click.
Cheques
Not deposited, deposited, cleared, bounced or replaced; a cleared cheque writes the invoice and the payment.
Money
Rent invoices with VAT, partial payments, tenant ledger and ageing.
Owners
Ownership shares, management fee and monthly owner statements.
Care
Maintenance requests, documents with expiry warnings, reports with CSV.

Security controls

ControlWhat it stops

Try it yourself

# PHP 8.1+ with pdo_sqlite (or MySQL). No framework, no Composer, no build step.
php -S 127.0.0.1:8080 # or upload the folder to any PHP hosting
# open http://127.0.0.1:8080/install.php → SQLite or MySQL → the first admin account
php seed.php # optional: demo data with users for every role

What I learned

  • Local reality matters: post-dated cheques are the centre of the money flow here.
  • An automatic step (cheque cleared → invoice and payment) removes most mistakes.
  • Owners trust a monthly statement more than any dashboard.
